Requires landlords to provide and maintain air conditioning systems in apartment units that keep indoor temperatures at or below 85°F, or at least 10°F below the outdoor temperature, whichever is lower

Prohibits landlords from including lease provisions that waive the duty to provide functioning air conditioning

Reduces the presumed reasonable repair time from 7 days to 5 days for air conditioning failures

Requires landlords who fail to repair air conditioning within the required timeframe to provide tenants with either a portable air conditioning unit (window unit, floor unit, or evaporative cooler) or alternative housing at no cost

Applies only to residential leases entered into or renewed on or after September 1, 2025
