Requires landlords to provide residential tenants who default on rent payment with written notice demanding payment and a 5-day opportunity to cure the default before issuing a notice to vacate

Requires landlords to provide residential tenants who default for reasons other than nonpayment with written notice specifying the default and a 5-day opportunity to cure, if the default is curable

Limits tenants to using the right to cure a nonpayment default only once in any 12-month period, unless the lease provides otherwise

Removes the ability for parties to contract for shorter or longer notice periods than the statutory 3-day notice to vacate requirement

Applies only to notices to vacate given on or after September 1, 2025
