Requires property owners' associations (POAs) to maintain and regulate all common areas they own, including fixtures and personal property, in accordance with the same standards outlined in the subdivision's dedicatory instruments that apply to individual homeowners

Holds POAs to the same maintenance and use restrictions that govern how property owners must maintain their own residences and lots

Allows property owners to seek injunctive relief against a POA that violates these maintenance requirements

Entitles property owners to recover court costs and reasonable attorney's fees from the POA when successfully enforcing these provisions

Takes effect September 1, 2025
