Dedicatory instruments (other than declarations) may be amended by a vote of owners holding a majority of the lots, unless the instrument itself requires a higher percentage for amendments

County attorneys are granted authority to bring injunctive relief actions to restrain or remedy violations of POA election and voting procedures under Sections 209.00592 and 209.00593

POA board members and officers are explicitly designated as fiduciaries of the property owners and are liable for their acts or omissions in that capacity

All POA actions must be conducted through the board unless otherwise specified by the declaration, bylaws, or law, and board actions must be reasonable and made in good faith

Act takes effect September 1, 2025, and applies only to votes and acts/omissions occurring on or after that date
