Requires landlords who consider income when evaluating rental applications to include a designated space labeled "EDUCATION-RELATED INCOME" for applicants to report grants, scholarships, and federal student loans

Mandates that landlords must include any education-related income reported by applicants in their calculation of current income for eligibility determinations

Establishes penalties for landlords who violate these requirements: $100, plus three times the amount of any application fee or deposit, plus the applicant's reasonable attorney's fees

Amends tenant selection criteria disclosure requirements to explicitly include education-related income as part of the current income consideration landlords must disclose to applicants

Applies to rental applications provided on or after September 1, 2025
