Adds licensed nurses to the list of professionals eligible for the Homes for Texas Heroes low-interest home mortgage loan program, joining fire fighters, corrections officers, county jailers, public security officers, peace officers, emergency medical services personnel, professional educators, and veterans

Defines "nurse" as an individual licensed under Chapter 301, Occupations Code, but explicitly excludes advanced practice registered nurses from eligibility

Requires nurse applicants to reside in Texas and have an income of not more than 115 percent of area median family income (adjusted for family size) or the maximum amount permitted by federal tax code, whichever is greater

Authorizes the Texas State Affordable Housing Corporation to use proceeds from bond sales to fund home mortgage loans for nurses under the expanded program

Takes effect September 1, 2025
