Requires dismissal of unlawful detainer actions once tenants pay all amounts due (rent, late fees, damages, court costs, and capped attorney fees) prior to the initial court hearing

Preserves tenants' right of redemption allowing payment of all amounts owed up to 48 hours before a scheduled eviction to cancel the eviction proceeding

Allows small landlords (four or fewer rental units) to limit tenant use of the right of redemption to once per rental agreement period with written notice

Maintains existing requirements for landlords to provide written notice that partial rent payments will be accepted with reservation and will not waive the right to evict
