Tenants age 55 or older in manufactured/mobile home communities must be allowed to have at least one roommate, including through homesharing arrangements where services like cooking, housework, or gardening are exchanged for room and board or rent

Landlords cannot include provisions in rental agreements that prohibit senior tenants from having roommates, and any such provisions are unenforceable

Homesharing arrangements are permitted as long as the roommate's residence does not violate any age restrictions that apply to the community

Landlords must provide written notice to tenants at lease signing or renewal informing them of the right to have a roommate if they are age 55 or older

Amends RCW 59.20.060, 59.20.070, and 59.20.130 governing mobile home park tenancies
