Defines "squatter" as a person unlawfully occupying a dwelling without a rental/lease agreement or authorization, and explicitly excludes squatters from tenant protections and eviction proceedings

Property owners may request immediate removal of squatters by law enforcement after submitting a verified complaint, provided conditions are met including that the occupant is not a current/former tenant, owner, or family member

Creates a misdemeanor offense (up to 1 year jail, $2,500 fine) for squatters who cause less than $1,000 in property damage, and a felony (1-10 years imprisonment) for damage exceeding $1,000

Establishes a felony offense (1-10 years imprisonment, up to $2,500 fine) for knowingly listing or advertising residential or commercial property for sale or rent without legal title or authority

Provides civil cause of action for wrongful removal, including restoration of possession, actual costs, damages, and attorney fees; property owners who file bad faith complaints face false swearing prosecution

Effective July 10, 2025 (90 days from passage on April 11, 2025)
