Amends West Virginia eviction procedures to require courts to schedule a hearing immediately upon filing of an eviction petition, with hearings set between 5 and 10 judicial days after filing

Tenants may file and serve a written defense to the eviction petition within 5 days of receiving notice

Property owners or agents may petition magistrate or circuit court for eviction based on unpaid rent, breach of lease covenants, or deliberate/negligent property damage

Notice of hearing must be served on the tenant via Rule 4 civil procedure methods or certified mail with return receipt requested

Effective date is July 11, 2025 (90 days after passage on April 12, 2025)
